A bathroom is the hardest room in the house to renovate. Strip-out, pipework, electrics, tiling and sanitary ware all come together in a few square metres, and every step has to fit the one before it. Split that over four firms and you are always waiting for the next one.

The layout stays as it is. Everything you can see goes out, everything behind it stays put.
